The Coop / Boerne, Tx.
The Coop is a 1920’s home and small garage located in the historic “Flats” neighborhood in downtown Boerne. Situated on the Frederick creek and two blocks from main street, this little house and accompanying storage garage. The small and cute house always looked like a chicken coop and garage like a small barn which served as our inspiration for this property. The house had several challenges, including discovery of an extensive fire after we removed the drywall. These houses used to be screened in homes (when there was no such thing as an HVAC system), and we had several of the old screens still in there once we removed the drywall.
Re-framed almost entirely from the inside out, this new open plan changes the inside of this house completely. Once we had the layout, it came together with new kitchen, new bath, new bedroom (used to be the kitchen). New flooring, doors and hardware, and were able to make room for a stack-able washer / dryer. We added a back deck off the kitchen overlooking the creek – a perfect spot for morning coffee, and another deck out front with late afternoon shade to close out the day.
The Coop is a perfect spot for people looking to buy a home or land in the hill country and need a place for an extended stay. With full kitchen, queen bed, new bath and 1000 SF of storage (garage barn) – not to mention a short walk to downtown, The Coop is a welcome spot to call HOME for those looking to move to the area.
