Olmos Park Cottage

Part of the historic Olmos Park Terrace neighborhood commissioned by San Antonio in the 1950’s.  There are nearly 100 of these old, stone homes on about 5 streets in north central San Antonio just north of downtown.  These vintage, classic houses have a ton of character and are slowly being discovered as a great place to live in these changing, revitalized neighborhoods.

This property was dated, with carpet throughout the house covering exquisite wood floors.  Tall 8 foot ceilings and vintage elements made the space work (original corbels in living / dining room, classic bi-swing kitchen door, large covered back patio, adjourning sun room to master bedroom.)  The biggest challenge with this home was structural and infrastructural elements – a 6″ drop in Foundation, aluminum wiring and 40 amp breaker box.  The rear electrical panel looked like a tangled set of Christmas lights, and had every cable, TV and phone box you could imagine.

We shored up all the infrastructure of the house and then focused on bringing back a classic look to this cute cottage.   Lot’s of patching and drywall work followed up with new paint, refinished floors, fully updated kitchen with new appliances and a renovated fireplace with vintage tile.   In the bathroom we used a old school daisy pattern tile with 1X4 subway tile and added a ship lap wall.  New baseboards, new crown molding and new exterior paint with great colors brought it all together.  We completely updated the sun room, with new outlets, doors and windows.  Landscaping completed the house.  My favorite part of this home was the kitchen.  We found some great floor tile that made a vintage impact, and our carpenter built a perfect half table in lieu of cabinets on the side wall.  We also put in some neat electronic elements with USB outlets in the kitchen and a WiFi color screen thermostat for the house.

Purchased in June 2017 with 4 months of work;  Under contract for sale in early March 2018.
