Grapecreek

A little over 30 acres of undeveloped land located on the top of a small hill about 10 miles south of Fredericksburg, Texas.   We spent a lot of time looking at land opportunities throughout the hill county finally settling on this tract after about 2 years of searching.  This is one of about 8 tracts of 25-100 acres carved out of a larger family ranch.  

The land has some nice characteristics, with open pasture mixed with live oaks and native Texas trees.  Much of the cedar has been cleared and there are certain spots that are well suited for a home site or cabin.  3 draws in line out the long boot shaped tract have potential for pond or large water feature / tank.

We love the manageable size and variety on this piece of land, not to mention the short access to wineries, Luckenbach and the restaurants / shopping in Fredericksburg.  Purchased in January 2015 this represents our foray into land development and will take our time in upgrading and adding value to this unique property.
